MEET XTRAHAND

Hi, I’m Brock Horner, proud Kansas City native and founder of XtraHand Home Services. 

 

I’ve always had a passion for cleanliness and organization, which led me into a career in project management where I specialized in streamlining processes and driving efficiency. I primarily worked with pharmaceutical companies where I discovered my work had real meaning as many of the products I supported improved quality of life for those who used them.

After 15 years I was ready for a career change. Then in late-2024 several friends and family members began asking me to help with household tasks like cleaning, decluttering, and small repairs. One day it all clicked. I realized each project was born out of that person needing a little extra help and these projects allowed me to combine my skills with what I love most:  making life easier, bringing order to chaos, and lending an extra hand when it’s needed most.

 

That realization inspired me to launch XtraHand Home Services, a business grounded in usefulness, flexibility, and the belief that even small help can make a big difference.

Based in Overland Park, we proudly serve the Kansas City metro area and surrounding communities. We're passionate about supporting local KC neighborhoods and excited to build our business right here at home.

Homes and families of all sizes take effort to maintain and not everyone needs (or budgets for) ongoing, regular help. But sometimes life throws a curveball. Maybe your work schedule ramps up, the kids have a jam-packed weekend, or company’s coming sooner than expected. Whatever the reason, we’re here to lend an Xtra hand.

Flexibility

Whether you live alone or have a household of five (or more), modern life doesn’t slow down. With shifting schedules and never-ending to-do lists, we offer the flexibility to book services when you need them. While we’re happy to provide recurring services, we know that’s not always necessary or affordable.

We’re available for urgent, one-time, and off-hours requests. Maybe you need a same-day home spruce-up before guests arrive, or you work night shifts and sleep during the day, making standard service hours difficult. Whatever your situation, we’ll work with you to find a solution.

No matter how often you book us, daily, weekly, monthly, or once a year, you’ll receive the same high level of care and consistency.

Precision

We treat your home like it’s our own. Before any work begins, we’ll meet to review your needs and ensure total alignment. We don’t make assumptions. We ask questions, listen carefully, and take notes.

Why? Because details matter. They’re the difference between a good experience and a great one. And we know your time and money are too valuable to waste.

XTRA SERVICES

We offer a wide range of services across five main categories: housekeeping, home organization, yardwork, basic handyman tasks, and daily household tasks. We like to think of ourselves as a one-stop-shop for all your home service needs. Book us for house cleaning and while we're there we can also install window blinds and mow the yard.

 

The following sections outline our specific services, but if you don’t see your exact need listed, please don't hesitate to reach out and we can discuss how we can lend the Xtra hand you’re looking for. 

Our Process

Anchor 3 - HK

Since no two homes or projects are exactly alike, we provide customized estimates for most jobs based on your specific needs.

We also offer several flat-rate housekeeping packages that cover many common cleaning needs. However, we still schedule a free assessment to make sure the selected package covers all your needs.

When you're ready to get started, simply call, text, or email to schedule your FREE project assessment. During this visit, we’ll gather key details, ask questions, and begin shaping the scope of your project. Within 24 hours, we’ll send over a Project Scope outlining the deliverables, limits, estimated time, and total cost.

Once you review and approve the Project Scope, we’ll schedule your service. After the work is complete, we’ll follow up to ensure everything meets your expectations.

In most cases, payment is due after the work is completed. For larger projects or extended timelines, a deposit may be required and we will always clearly note it in your Project Scope. Scopes are valid for 30 days from the date of issue.

HOUSEKEEPING

Whether your home, business, or rental property needs a quick refresh, ongoing upkeep, or a deep clean before or after a move—we’ve got a solution for you.

Hiring cleaning help can feel overwhelming so we’ve created five affordable, easy-to-understand housekeeping packages to make the process simple and stress-free.

Every package starts with a free assessment to ensure all of your needs are covered. Package details are flexible such as adding on a one-time service. Any adjustments must be agreed to before your scheduled service.

For larger homes, deep cleans, rental turnovers, or business spaces, we’ll provide a custom Project Scope based on your specific needs.

  • All pricing shown applies to homes up to 2,500 square feet

  • Got a bigger space? No problem! we’ll create a custom estimate and package just for you

  • Don’t see a specific task, like oven or fridge cleaning? Check out our list of one-time add-on services at the bottom of this section. These can be added to any package for a small additional fee

A few things to know about your XTRA Day:

  • We’ll waive the fee for any one-time services you choose to include

  • A $100 deposit is required at the time of booking (refundable if canceled at least 5 days in advance)

  • Once booked, we’ll collaborate with you to create a custom task list. This list must be finalized and approved before your service date

  • Changes can be made the day of service, but any modifications must be agreed to by both you and XtraHand

Need a little Xtra cleaning? Add on any of these services to your housekeeping package (if not already included) or customized plan on a one-time or ongoing basis.

 

Pricing will vary based on specific needs. All add-ons must be requested at time of booking to ensure they fit within your scheduled service window.

HOME ORGANIZATION

Getting ready to move? Renovating a room? Or just ready to reclaim your space? Whatever your project or situation, we're not here to judge. We can serve as an Xtra set of hands or take the lead entirely.

When decluttering or clearing out, we aim to send as little to the landfill as possible. We'll help coordinate donations with local charities, and if you have items you'd like to sell, we can list and manage them on your behalf for just 50% of the final sale price.

We help with a variety of spaces and projects, including:

  • Closets, pantries & storage spaces

  • Garages & basements

  • Pre-move downsizing

  • Post-renovation resets

  • Donation coordination & removal

  • Help selling items you no longer need

YARDWORK & OUTDOOR SERVICES

Your lawn and landscaping have just one job, to grow. And they won’t take a break just because you’re out of town, your mower’s broken, or life gets busy.

Whether it’s a one-time visit or the occasional helping hand, we provide flexible, no-fuss yardwork services to keep your outdoor spaces in shape throughout Kansas City.

HANDYMAN SERVICES

Got a growing list of projects piling up? We’re here to help you get them done quickly, cleanly and with care.

Whether it’s assembling furniture, mounting blinds, or pressure-washing your patio, we offer light handyman help with odd jobs that don’t quite need a contractor but still deserve to be done right.

Some of the things we can assist with include:

  • Furniture assembly

  • Installing shelves, curtain rods & window blinds

  • Hanging pictures or artwork

  • Power washing patios, decks & concrete

  • Garage cleanup (sweep + hose out)

  • Wireless security camera setup

What We Don't Offer

While we’d love to help with everything, there are services we are unable to provide at this time such as:

Electrical or plumbing work, tree trimming, exterior home painting, concrete pouring/repair, pest control, demolition, construction, landscape design, pool or hot tub maintenance, sprinkler system installation & maintenance, lawn fertilization, and car or appliance repair.

HOUSEHOLD DAILY TASKS

Advance Booking Discount

Save $25 per visit when you pre-book 6 or more appointments scheduled no more than 3–4 weeks apart

  • Applies to Housekeeping, Yardwork, and Daily Task services

  • Visits must be booked as part of a recurring plan

  • Rescheduling is allowed with proper notice; cancellations may impact discount eligibility

  • No need to pay for all visits upfront

  • If a visit requires a deposit, only the next visit’s deposit must be paid in advance

 

Referral Rewards

Share the love and save! When someone books with us based on your referral, we share the love back!

  • Earn a 5% off coupon for each referral who books a service

  • Coupons never expire

  • You can use up to 3 coupons per project (max 15% off)

  • Bonus: Once 5 referrals complete a booking, you earn a 50% off coupon for your next service

    • One-time use

    • Cannot be combined with other coupons

  • Referral must mention your name at booking

  • Bonus applies after the fifth referral’s service is complete

XtraHand Policies at a Glance

Free Assessments

  • Complimentary within 30 miles of our home office

  • Modest travel fee applies beyond 30 miles (credited if you book)

Cancellations & Reschedules

  • Cancel with 5+ days’ notice to avoid a fee

  • Reschedule with 2+ days’ notice

  • Late changes may incur a 20–40% fee

Payment & Deposits

  • Most payments are due after service is complete

  • Some larger or multi-day jobs may require a deposit

  • All invoices are due within 30 days

  • Late fee: $5 per day past due

Scope Changes

  • You’ll receive a detailed project scope before we begin

  • Changes can be made at any time with written approval

  • We’ll keep you updated on unexpected delays or added time

Selling Items (Home Organization)

  • We’ll sell items on your behalf for a 50/50 split

  • We handle everything - posting, managing, coordinating sales

  • Sales updates & payouts are made weekly

Not Satisfied?

    • A refund

    • Future service credit

Urgent or Off-Hours Service

Pets

  • Dogs must be secured if you’re not home

  • We’re not liable for pet-related damage or injury

Supplies & Tools

  • You may provide supplies or add our supply package

  • Clients are responsible for materials like mulch, bins, shelves, etc.

  • Incomplete or missing supplies may result in service delays

Property Access

  • Please ensure access at the scheduled time

  • If we’re locked out after 30 minutes, it counts as a cancellation

  • Late cancellation = 20% fee

Safety & Respect

  • We maintain a zero-tolerance policy for harassment or unsafe behavior

  • We reserve the right to refuse or discontinue service if the environment is unsafe or disrespectful
